Finding a good
Las Vegas real estate Agent is no accident.
Las Vegas Real Estate Agents tend to specialize. Residential, commercial or property management are the main types of specialization.
Most
Las Vegas real estate Agents also specialize in the types of Clients they represent. Generally they specialize in representing either Buyers or Sellers.
While the majority of states require some type of licensing and certification for
real estate Agents, not all Agents are
REALTORS®.
REALTORS®
Not all real estate professionals are
REALTORS®. A
Las Vegas real estate agent becomes a REALTOR® when he or she becomes a member of the
NATIONAL ASSOCIATION of REALTORS®.
The term REALTOR® is a registered membership mark that identifies a real estate professional who is a member of the
NATIONAL ASSOCIATION of REALTORS® and subscribes to its strict Code of Ethics.
While the
NATIONAL ASSOCIATION of REALTORS®
Code of Ethics applies only to its members, many courts throughout the country have used them as a benchmark for consumer protection and have ruled in cases accordingly.
With all this in mind, chose a
Las Vegas REALTOR®
that specializes in the type of property you are trying to sell in the area you are trying to sell it in. A Residential specialist is generally better qualified to sell your home than a Commercial specialist would be.
Selling? When selling your home it is always good to interview more than one
Las Vegas real estate Agent. Ask agents the questions below and take notes:

How do you market your listings?

Do you have one or more websites?
-
How do your websites rank on the search engines and how many visitors do you have a month.

Will my listing appear on the local MLS and if so, how long before it does?

Do you Co-Broke with other
REALTORS® in the area?

What is the rate of commission you charge?
The answers to the above questions are crucial in your decision process.
Websites For example, the majority of home sales today begin with a buyer looking on the internet. If an Agent has no website, or a website that ranks poorly with the major search engines such as
Google,
Yahoo ,
MSN and
AOL Web Search they will be far less likely to help you sell your property.
When discussing web presence with an Agent and how they rank with the Search Engines listed above, ask them for the specific
"Search Terms" that they rank well. Being in the "Top 10" isn't good enough. If you are selling your home and they are #1 in the Search Engines for "Rural Land" their #1 ranking is of little value to you.
Co-Broke? Another example of what to watch for is an Agency that
does not Co-Broke with any or few offices. This is generally done to retain all of the commission by the agency, but does a disservice to their Client by drastically reducing the amount of potential buyers that your home is exposed to. This is a practice that is used to the benefit of the Agency and has
absolutely no benefit to you.
Discount Commissions & Flat Fees DON'T chose a
Las Vegas REALTOR®
based on the lowest commission rate. Something to remember is if they are willing to quickly give away their money, how well will they protect your money? The cheapest price is seldom the best buy. If a surgeon offered hip replacement for a flat $500.00, just how comfortable would you feel with his services? While you may not be placing your life in your agent’s hands, you trust them in helping you make decisions on one of the largest investments in your life... your Home.
